SEC1 occupies a former refrigerated distribution warehouse on the Hackensack side of Secaucus, four miles west of Midtown Manhattan. We bought it in 2014 because the walls and the roof were sound and the floor was in the wrong place. The data halls sit on a new concrete deck built inside the old shell, and since 2023 Hall 4, the Dry Floor, sits on a new steel-framed level above them.

Where the water is, and where we are

When we bought the building in 2014 its warehouse floor was at grade, 6.9 feet, and the line Hurricane Sandy had left on the loading-dock wall was 1.7 feet above it. We did not raise the building. We built a new floor inside it: a cast-in-place concrete deck on 286 new columns, with its top at 16.8 feet, and put the data halls on that. The old floor underneath is now parking, stores and the loading area, and everything on it is built to get wet.

In 2022 we raised our design flood elevation from 15.0 to 18.5 feet (see the Raise program). The halls were already built, so instead we moved what could be moved and walled in what could not. The switchgear and UPS went up to a new electrical gallery at 21.0 feet, the generators onto plinths at 20.0 feet, and the whole site is now inside a perimeter barrier of wall, berm and seven deployable gates, with its top at 19.5 feet. Hall 4, the Dry Floor, was built on top at 34.2 feet.
